Check Any Agent's License

Anyone can look up a Texas real estate license on the Texas Real Estate Commission's License Holder Search. Search by name or license number to see whether a license is current and which broker sponsors it. Newer license numbers end in a suffix that shows the license type, like -SA for a sales agent or -B for a broker.

What to Expect When You Work With an Agent in Texas

  • The IABS notice. Texas agents must give you a form called Information About Brokerage Services at the first substantive conversation about a specific property. It explains the ways an agent can work with you and who they represent. TREC has the form and an explanation.
  • A written agreement before showings. Since January 1, 2026, an agent working with a residential buyer must have a written agreement with you before showing you any residential property. It can be a full representation agreement or a limited, showing-only agreement. A showing-only agreement can't be exclusive, lasts no more than 14 days, and that agent can't give you opinions or advice. TREC explains what changed in 2026.
